Property capital values in Pune climbed to a city-wide average of ₹12,950 per sq. ft., reflecting steady price appreciation driven by a rising share of premium inventory.

Compared to other metropolitan cities in India, Pune offers relatively affordable yet premium residences. This has led to sustained price appreciation in the city. Due to increased disposable income and preference for a larger home, Pune witnessed rising launches of premium properties. 

Properties priced below ₹50 Lakhs witnessed a sharp decline in market sales share to 23%. Properties ranging between ₹50 Lakhs and ₹1 Crore heavily dominated the Pune real estate market, capturing an impressive 46% share of all residential sales. However, the demand and market share for properties priced over ₹1 Crore witnessed a massive surge, growing by 14% compared to the previous year. There is also a resilient demand for ready-to-move flats in Pune. 

Due to its growing IT infrastructure, Pune witnessed a strong 6% to 8% rental value appreciation across major micro-markets by the end of 2025. Rents in major micro markets remained stable, however, they are expected to rise by 3% – 4% by the 2025 year end, as stated in the reports.
